Follow the pre-listing checklist: Gather together copies of loan documents, building permits, physical inspection reports, previous listing agreements and/or any other property related documents. Make a list of personal property you would include and exclude in the sale of your property.

Be realistic about what you expect from your agent. Ask your agent to discuss what is expected from you as a seller. Make sure you discuss time, money, how often you will be in contact. Make every effort to keep the communications open between you. This will eliminate approximately 90% of the usual problems that many sellers encounter during the sale process.
